We encourage all households to complete a homebuyer education course and a one-on-one counseling session before they go under contract to prepare for their homeownership journey. Completing a money management course may also be beneficial for those looking for a deeper dive into personal finances.

Due to current capacity, we are only able to conduct counseling sessions on a case-by-case basis for homebuyers who are not under contract. In the meantime, check out the details below, and feel free to complete our various education courses.

Step 1: Introductory Video

Please watch our introductory video to learn about our process with clients who are not under contract. You can also view the presentation slides as a PDF.

Please be sure to check out our Fee Schedule as noted during the video.

Step 2: Education Courses

We host FREE Homebuyer Education Workshops for anyone who wants a bit of knowledge before diving into our online courses. To learn more and register, check out our page here.

We also offer a Homebuyer Education Course and a Money Management Course for homebuyers who wish to pay for a deeper dive on these subjects. You can complete either of these courses using the link below.

When you receive your certificate from the education course(s), please send it to us at docs@thpstl.org.

Down Payment & Closing Cost Assistance

Clients cannot apply for our down payment and closing cost assistance (DPA) programs until they are actively under contract to purchase a home. Homebuyer education and counseling are required for those programs.

To learn more about the main requirements of our DPA programs, please review our  DPA Overview flyer.

Currently, we are only accepting STL City clients on a case-by-case basis.  If your are under contract, please contact us ASAP to confirm if funds are available. Typically , we require a 45- day timeline for new contracts but may need more time as funding allows.
