Introduction

Thank you for your interest in The Housing Partnership, Inc! Our process depends on where you’re at in your homeownership journey. Please choose which of these applies to your current situation to see more details below.
Current Situation(Required)

Homebuyers Not Under Contract

For clients in this situation, our efforts will be spent conducting general homebuyer education and one-on-one counseling services. We cannot issue pre-approvals for our down payment/closing cost assistance programs until you are actively under contract on a property.
    These are the steps:
  • 1. Education. Complete our online Homebuyer Education Course ($115). If you have not done that yet, click here
  • 2. Apply. Submit intake packet and supporting documents. We cannot accept these items until after you complete the Homebuyer Education Course.
  • 3. Counseling Prep. After we review and confirm we have what we need, we will send you a monthly budget to complete and an invoice for the counseling session (up to $75). If we cannot get a credit report from your lender, then we will need to pull it ourselves (up to $25.24 per person). Once we receive these items, we will reach out to you to schedule the counseling session.
  • 4. Counseling Session. Complete a one-on-one counseling session with a HUD Certified housing counselor to review your unique financial situation. Together, you will review your income and debts, finalize your budget, and create an action plan to help you meet your homeownership goals.

Homebuyers Actively Under Contract

For clients in this situation, we will send weekly updates to all parties letting them know what is still needed before closing. For those seeking our down payment/closing cost assistance (DPA), additional requirements (such as inspections) will apply.
    These are the steps:
  • 1. Apply. Submit intake packet and supporting documents. We cannot issue pre-approval for our DPA programs without these items.
  • 2. Education. Complete our online Homebuyer Education Course ($115). We will send you the link in our weekly email.
  • 3. Counseling Prep. After Steps 1 & 2 are done, we will send you an invoice for the counseling session (up to $115). If we cannot get a credit report from your lender, then we will need to pull it ourselves (up to $25.24 per person). Once we receive these items, we will reach out to you to schedule the counseling session.
  • 4. Counseling Session. Complete a one-on-one counseling session with a HUD Certified housing counselor to review your unique financial situation. Together, you will review your income and debts, finalize your budget, and create an action plan to help you meet your homeownership goals.
  • 5. Additional Requirements (DPA program). Complete all inspections and remaining items for the DPA program as dictated by our weekly emails. This step can be completed at the same time as the other steps.

Homeowners

For current homeowners who are behind on their mortgage, we can provide general foreclosure education and one-on-one counseling services for free. We do not have financial assistance for mortgage payments.
    These are the steps:
  • 1. Education. Complete our online Foreclosure Education Course. If you have not done that yet, click here
  • 2. Apply. Submit intake packet and supporting documents. We cannot accept these items until after you complete the Foreclosure Education Course.
  • 3. Counseling Prep. After we review and confirm we have what we need, we will send you a monthly budget to complete. With your permission, we will pull your credit report. This is a soft inquiry that does not impact your credit scores. Once we receive these items, we will reach out to you to schedule the counseling session.
  • 4. Counseling Session. Complete a one-on-one counseling session with a HUD Certified housing counselor to review your unique financial situation. Together, you will review your income and debts, finalize your budget, and create an action plan to help you meet your homeownership goals.
